What is 8|N Lofts?

It’s a high-quality Lincoln apartment community designed especially with University of Nebraska students in mind. 8|N Lofts features a variety of spacious apartments plus a full set of community features such as a luxurious clubhouse, sky deck, rooftop hot tub and social spaces, all just five blocks from the UNL campus.

Is 8|N Lofts part of University of Nebraska-Lincoln?

No, 8|N Lofts is a privately owned and professionally managed community which is not affiliated with the University of Nebraska. Click here for more information about the management and ownership.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at 8|N Lofts has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at 8|N Lofts pays a monthly rental installment with a flat utility/amenity fee that includes:

  • Furnishings
  • Wi-Fi Internet
  • Electricity
  • Water/sewer, trash removal
  • On-site management
  • Community features – fitness center, lounges, etc.

What size are the apartments?

The spacious accommodations at 8|N Lofts range from 1 through 5-bedroom apartments, all with single bedrooms and with available private bedroom-bathroom suites.

Are the apartments furnished?

The furniture package at 8|N Lofts includes a full-size XL bed, dressers, desk and chair in each bedroom, and a sofa, coffee table, 48-inch TV and entertainment stand in each living room. To see a sample of the furniture and other finishes, please visit our model residences.

When do the contracts start and end?

The standard term is August 11, 2024 to July 21, 2025, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. 8|N Lofts also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at 8|N Lofts?

Your living costs at 8|N Lofts can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at 8|N Lofts. Normal payment deadlines will continue to apply.

Is 8|N Lofts open to non-students?

Nearly all the residents at 8|N Lofts are students at the University of Nebraska and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. 8|N Lofts is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

8|N Lofts has fire sprinklers, plus electronic locks and individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

8|N Lofts is a no-pets community. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at 8|N Lofts?

8|N Lofts offers multiple parking options for an additional charge. Reserved and non-reserved spaces are available in a parking structure, just three blocks away. Surface parking is also available at 125 W. O Street. The private 8|N Lofts shuttle bus serves both parking locations.

What other transportation options will I have?

8|N Lofts is a short walk, shuttle bus or bike ride to the UNL campus. The Historic Haymarket District is also just steps away. The 8|N Lofts private shuttle bus runs every 20 minutes on weekdays when class is in session during the Fall and Spring semesters, plus additional service at select weekend times.

Can I see a model apartment?
